Job Summary
We are seeking a Senior Research Analyst to join our Americas team, focusing on data centre market intelligence across North and South America.

This role is ideal for a professional with experience in real estate, data centre development, or infrastructure analysis, who thrives at the intersection of data, policy, and commercial insight. You will be responsible for the collection, validation, and analysis of market and site-level data, with a strong emphasis on understanding the regulatory, environmental, and infrastructure factors shaping data centre growth in the Americas.

As part of a small but dynamic regional team, you will work closely with colleagues in research, analytics, and commercial functions to produce market-leading insights that guide developers, investors, and hyperscale clients. Occasional travel within the region—to conferences, site visits, and stakeholder meetings—should be expected.

About You
You bring 3–5+ years of experience in real estate, data centre development, or related infrastructure sectors (such as logistics, industrial, or energy). You understand the complexities of bringing a data centre site to life—from zoning and grid access to permitting and environmental review—and you think spatially about how markets evolve.

You’re curious, analytical, and relationship-driven. You follow policy shifts, incentive programs, and infrastructure investments closely and know how to connect these to commercial strategy. You’re confident presenting insights, writing reports, and working across teams to turn data into actionable intelligence.

Key Responsibilities
Data Collection & Management

  • Conduct detailed market research on data centre developments, land acquisitions, and infrastructure investments across assigned markets in the Americas.
  • Gather and verify information from a mix of public sources, government filings, planning databases, and direct stakeholder engagement.
  • Maintain and update DC Byte’s proprietary database, ensuring data accuracy and consistency across markets.
  • Track policy, zoning, and permitting developments that affect data centre site selection and construction.

Market & Policy Analysis

  • Analyse market and regulatory trends to identify emerging opportunities, bottlenecks, and pricing dynamics.
  • Develop regional insights into the interplay between infrastructure (power, connectivity, water) and real estate availability.
  • Produce maps, dashboards, and written reports to communicate findings to internal teams and clients.
  • Contribute to forecasts and scenario analyses supporting investment and development strategies.

Stakeholder Engagement & Networking

  • Build and maintain relationships with developers, brokers, planning consultants, utilities, and public officials to deepen market intelligence.
  • Attend industry conferences and events across the Americas to represent DC Byte and stay ahead of market developments.
  • Act as a trusted point of contact for clients seeking regional context on policy, permitting, or site viability.

Qualifications

  • 3–5+ years of relevant experience in real estate, data centre development, or infrastructure research.
  • Proven understanding of land acquisition, permitting, and regulatory processes within the Americas.
  • Familiarity with data centre site selection factors—including power, fiber connectivity, water availability, and proximity to hyperscale demand.
  • Skilled in Excel, mapping tools (GIS or similar), and data visualization; able to manage structured datasets.
  • Excellent written and verbal communication skills; able to craft client-ready materials with clarity and insight.
  • Strong networking abilities, with a proactive approach to identifying new sources of market intelligence.
  • Bachelor’s degree in Real Estate, Geography, Urban Studies, International Business, or a related field.
  • Spanish or Portuguese proficiency desirable but not required.
